House Rules

Our property is designed for families and friends to enjoy a quiet and comfortable stay at their own pace. To protect the living environment of our neighbors, please be sure to follow the rules below.

Noise & manners (strictly enforced)

Any behavior that may disturb the neighborhood—such as loud voices, music, parties, banquets, or gatherings—is strictly prohibited. Please be especially mindful of conversations at the entrance, outdoors, or in shared areas, as well as noises from doors, footsteps, and other sounds.

If a complaint is received from neighbors, or if we determine that your behavior is disruptive, we may request immediate corrective action. If there is no improvement, we may ask you to leave even during your stay.

Smoking

Smoking is strictly prohibited indoors (including e-cigarettes and heated tobacco products). Please use only the designated outdoor smoking area located next to the parking space. Smoking on balconies, near the entrance, or disposing of cigarette butts on the premises is not allowed.

If indoor smoking is confirmed, additional cleaning fees (including odor removal) and, if necessary, repair costs may be charged.

Fire & hazardous activities

Please do not bring or use candles, incense, fireworks, or any open-flame devices. Also, do not trigger fire alarms or safety equipment except in an emergency.

For emergencies, a small fire extinguisher (“Home Kleis mini”) is provided inside the property. Please do not use it unless necessary.

Number of guests & visitors

Staying or entering the property by anyone other than the number of guests listed in the reservation is strictly prohibited. If you plan to have any visitors, please contact us in advance.

If extra guests or unauthorized stays are confirmed, additional charges may apply, or we may ask you to leave.

Handling of facilities & items

Please treat furniture, appliances, and amenities with care. If anything is damaged, stained, or missing, please contact us promptly. If discovered without prior notice, it may take time to respond appropriately.

Depending on the situation, you may be charged for additional cleaning, repairs, replacement costs, and/or compensation for lost sales due to impacts on future reservations.

Trash & cleaning

Please separate trash properly and dispose of it in the designated area. If trash is not sorted, or if excessive dirt or strong odors remain, additional cleaning may be required. For detailed rules, please refer to the in-house guide.

Pets

Pets are not allowed (except where required for service animals; please consult us in advance if applicable). If an unauthorized pet is brought in, additional cleaning fees may be charged.

Prohibited items

Bringing hazardous materials, items with strong odors, or items prohibited by law is not allowed. We may also refuse or request removal of any items deemed inappropriate for safety or hygiene reasons.

Disclaimer

Guests are responsible for managing their valuables. We are not liable for accidents, theft, loss, or neighborhood-related issues that occur on or off the premises.

If you do not follow these rules, or if we determine there are safety or hygiene concerns, we may ask you to leave even during your stay.
